Why Is Your Aircond Leaking Water, and How to Fix It
Aircond dripping water indoors? Causes include a clogged drain, a dirty coil or an installation fault. See what to do now and when to wash.
Water running down the wall from your aircond is alarming, and in Ipoh it is also common. The Kinta Valley sits in high humidity for most of the year, often near 84 percent, which forces cooling units to produce huge volumes of condensation. When something blocks that water’s path out of the house, it ends up on your floor instead.
If you want an immediate fix, head straight to the aircond repair hub. Otherwise, here are the four causes, what to do right now, and how a technician puts it right.
The Four Causes of an Indoor Leak
A Clogged Drainage Line
A blocked drain pipe is behind the large majority of indoor leak calls. The unit creates condensation, which drips into an internal tray and drains out through a PVC pipe. When algae, dust and a biological slime build up inside that dark pipe, it chokes. The tray overflows, and water drips from the indoor unit.
A Dirty Evaporator Coil
A heavily coated coil restricts airflow badly enough that the coil surface drops below freezing, and ice forms across the aluminium fins. When the unit cycles off, that ice melts fast, and the rush of meltwater overwhelms the shallow drain pan. This is common when maintenance has been skipped for over a year.
Incorrect Drainage Routing
Sometimes the fault dates back to installation day. If the drain pipe lacks a proper downward angle, gravity cannot pull the water away, so it pools in the pipe instead of flowing out. Fixing it means physically rerouting the PVC pipe at a steeper, working gradient.
A Cracked or Disconnected Drain Tray
Less common but serious, the plastic drip tray can develop hairline cracks from years of temperature expansion, or the connection to the drain pipe can work loose. A compromised tray leaks steadily even when the main pipe is perfectly clear.

Act quickly
A leaking aircond left running soaks into plaster, painted walls and flooring. Even a slow drip over 48 hours causes permanent stains, mould growth and warped timber. Switch the power off at the wall socket to prevent lasting damage.
What to Do Right Now
While you wait for help, take these steps in order:
- Switch off the power completely. Running a leaking unit just generates more condensation. Cut the power at the wall switch to remove any electrical hazard.
- Catch the water. Place a wide container or folded absorbent towels under the drip. Use plastic sheeting to protect electronics or sofas if a ceiling cassette is dripping from above.
- Check the filters. Open the front cover and slide out the mesh filters. A solid wall of grey dust restricts airflow and triggers the freezing-and-melting cycle.
- Rinse the filters gently. Wash dusty filters under a lukewarm tap and dry them in the shade. This often restores enough airflow to prevent future freezing once the drain is cleared.
Leave the plumbing itself to a professional. Poking a wire or coat hanger down the pipe usually compacts the algae deeper into the elbow joints, and you risk puncturing the PVC, turning a simple flush into a real repair.
How a Technician Fixes It
A proper leak repair targets the root cause and fully restores drainage. The technician starts by inspecting the drain tray and PVC pipe. A basic algae blockage is cleared and flushed with a heavy-duty wet vacuum on that first visit. The aluminium coil fins are checked too, to see whether a deep clean is needed alongside the flush.
| Service Type | Typical 2026 Cost | Best For |
|---|---|---|
| Basic diagnostic and flush | RM50 (often waived with a repair) | Simple blockages in well-maintained units |
| Full chemical wash | RM150 to RM200 | Heavily soiled units leaking from frozen coils |
| Pipe rerouting or tray replacement | Custom quote | Installation faults or cracked components |
If the coil is packed with grime, a chemical wash is the most permanent solution, since it dismantles the unit, cleans the blower wheel and flushes the entire drainage line, with a free gas top-up included. If the leak is an installation fault, the technician quotes for rerouting the drain or replacing the cracked tray. Our RM50 diagnostic fee is waived if you proceed with the repair, and most water-leak issues are resolved within the first hour.
Ignoring a leaking aircond leads to expensive plaster damage and lingering mould. The moment you see moisture on the wall, book a repair and get the drainage cleared properly.
