They sound like a clear hierarchy, cheap versus premium, but the reality is murkier. Understanding what each actually means stops you from overpaying for a fancy label.

Chemical Wash: The Standard Deep Clean

A chemical wash is a full-dismantle deep clean of the indoor unit. The technician removes the front panel, takes out the blower wheel, and pulls the evaporator coil.

An eco-friendly, non-corrosive alkaline solution then dissolves the caked dirt and the thick jelly sludge without harming the copper fins. A high-pressure water rinse flushes the residue away before the unit is reassembled. The result removes up to 99.9 percent of bacteria and mould from the internal parts.

Chemical Overhaul: A Term to Question

Here is where customers get caught. The word overhaul is used two very different ways.

Some providers simply slap overhaul onto a normal chemical wash. The actual work is identical to a full-dismantle clean, but you pay a premium for the fancier name. Worse, dishonest contractors call the notorious canvas-bag wash an overhaul: they hang a sheet under the unit, spray it in place, and never dismantle anything.

A genuine overhaul means something specific. It involves a deeper level of disassembly where the technician removes the fan motor, capacitor, electrical connections and expansion valve, inspects and cleans each separately, and replaces worn parts. That is genuinely more labour, and it carries a higher price for a real reason.

The lesson is simple: never agree to an overhaul without asking exactly what it includes. If the scope matches a basic chemical wash, a chemical wash is what you should pay for.

Which One Does Your Unit Need?

For most homes, a chemical wash every 12 months is the correct level of care. Choose a standard wash if your unit is under 8 years old, cooled fine before it got dirty, and has no recurring faults.

A deeper overhaul earns its cost only in specific cases: a unit with repeated mechanical faults, one untouched for three or more years, or an older unit that still cools weakly even after a standard wash. If a chemical wash does not restore performance, the fault is mechanical rather than dirt.
