What Happens During an Aircond Chemical Wash, Step by Step

A step-by-step walkthrough of an aircond chemical wash: dismantle, coil wash, drainage flush and gas top-up, plus how long it takes.

Cooling fades fast in the Ipoh heat, and when it does, a chemical wash is what brings it back. Many homeowners pay for a basic wipe when their unit really needs a full internal wash, mostly because they have never seen what the deeper service actually involves. This is the chemical wash, step by step, so you know exactly what to expect.

Step 1: Protect the Room and Dismantle

The job starts with protecting your home. The technician fixes a heavy-duty plastic drip sheet against the wall beneath the indoor unit and lays a waterproof cover over the floor. This catches all the dark runoff water from the rinse, so your walls and flooring stay clean.

Our chemical wash service then takes the indoor unit fully apart:

  • Front panel and filters come off first to expose the interior
  • Blower wheel is extracted to clear trapped lint and mould
  • Evaporator coil is prepped for soaking

By the end of this step the coil and blower are fully exposed, often caked in a thick layer of brown or grey dirt if the unit has gone more than a year without a wash. If you want a plain-language explanation of what each part does, see what a chemical wash is.

Step 2: The Chemical Coil Wash

With the coil exposed, the technician sprays a professional-grade alkaline coil cleaner across the aluminium fins. The solution is formulated to dissolve grease and biological growth without corroding the delicate metal. It is left to sit for a few minutes so the foam penetrates the stubborn buildup, then the area is flushed with a high-pressure water rinse.

A chemical wash removes far more internal dirt than a surface wipe ever could, which is why the cooling difference afterwards is so noticeable.

Step 3: Blower and Drainage Flush

The blower wheel gets the same deep treatment. It is scrubbed and soaked to strip away layers of lint, dust and mould. This is the step that clears the sour, musty smell so many older units develop in humid climates.

The drainage tray and pipe then get a separate high-pressure flush. The Kinta Valley’s year-round humidity feeds a thick biofilm, often called aircond jelly, that blocks the drain path and causes most indoor water leaks. Flushing it out completely lets condensation flow freely outside again.

What the runoff water tells you

During the rinse, the water dripping off the coil is often surprisingly dark brown or grey. That is normal and a visible sign of how much contamination has been removed. Once it runs clear, the coil is clean.

Step 4: Reassembly, Gas Top-Up and Test

Once the coil and blower are clean and dry, the technician reassembles the unit in reverse order, checking every clip and panel is seated tightly so it does not rattle later.

Every chemical wash at Aircon Service Pro Ipoh includes a free gas top-up of up to 10kg, covering R22, R32 and R410A. A pressure gauge is connected to the outdoor compressor, and if the charge is below the correct level it is topped to the right PSI at no extra cost.

Finally the unit runs for a few minutes for a three-point check: airflow strength, outlet temperature, and clear drainage flow.

How Long It Takes

A standard wall-mounted unit takes about 60 to 90 minutes. You do not need to leave the room, though you may notice a faint chemical scent during the foaming step, so opening a window briefly helps. If you are tired of weak airflow and high bills, book a chemical wash and a senior technician will restore your cooling.

Guide FAQ

Common Questions

How long does an aircond chemical wash take?
A typical wall unit takes about 60 to 90 minutes from start to finish. Ceiling cassette and suspended units take longer because they are more complex to dismantle and reassemble, usually 90 minutes to 2 hours per unit.
Do I need to prepare anything beforehand?
Clear the area under and around the indoor unit so the technician has room to work and lay drip sheets. Have a power point nearby and, ideally, access to water. You do not need to do anything to the unit itself.
Will a chemical wash make a mess in my home?
No. Technicians lay drip sheets on the floor and wall below the unit to catch the dirty runoff during the rinse. The area is left clean. The runoff looks quite dark from the accumulated dirt, which is expected and a good sign the wash is working.
